IV. New Business
A. Presentation and Discussion led by Todd Vanadilok, Egret and Ox, regarding the Unified Development Ordinance Update Now that the 2023 Comprehensive Plan has been adopted, the next step is to review and update the UDO and the Zoning Map which will happen in Phases over the next 9 months. This involves meetings, focus groups and community feedback.
B. Discuss corner side yard fence setbacks for 6-foot fences. Alyssa Seguss began the discussion by presenting a drawing exhibiting fence restrictions for corner lots and how it pertains to residents now. The current issue for corner lots is that residents can only install up to a four-foot fence on what’s considered the corner side yard of their property. She had researched other communities, and some are similar to Genoa, others are not – there are many varying options for how to restrict corner side yard fences. Residents Richard and Kristine Arsenault of 301 Market St, who reside at a corner lot, presented their fence request to the Plan Commission, wanting to install a full 6-foot privacy fence in their yard that includes the corner side yard as well. They are not in a huge hurry, just want to do it correctly. There was general interest among the members in wanting to update regulations for corner side yard fences with the proper allowances, zoning, and building materials.
